Sequence Of Operation for Domestic Water Filtration System Booster Pumps Circulations Pumps copper silver Ionization, Plate heat exchangers.

Copper Silver Ionization Disinfectant Units

Disinfection process using copper silver ionization shall be monitored by the BMS to provide the following information. The system fault status shall be monitored through volt free contact (VFC).

A graphical representation of the plant shall be produced with all set points, alarms and time schedules displayed with simple mouse clicks. Access to the graphic will be through a system of site plans, plantrooms and systems.

All values are to be historically recorded at controller level so that locally any laptop or Portable operator’s terminal may retrieve the data as well as the network BMS Supervisor.

Domestic Water Cooling (Plate Heat Exchanger)

The system is variable volume package Fresh Air Handling Unit.

The unit shall consist of:

  1. Plate Heat Exchanger
  2. Pipe Installed Temperature Sensors

Domestic water cooling as provided by centralized chilled water system shall be monitored by the BMS to provide the following information. A reading of water temperature condition at both side of Domestic Water and Chilled Water and Domestic “cooled” water tank shall be monitored.

The water temperature at Cooled Domestic water tank shall be monitored to maintain at temperature of 20 °C. In case the water temperature rise (in water tank) by 1°C, the motorised valve (PICV) on the return side of Chilled water system shall be positioned to fully open and modulate to satisfy the required domestic water (tank) temperature. If the domestic water temperature (inlet) falls to 15°C for 20 minutes and the water tank temperature maintains at 20°C, the motorized valve (PICV) at the chilled water side shall ramp down to fully closed position.

The motororised valve (PICV) at chilled water side shall be monitored and controlled for manual override.

Transfer Water Pump Sets

Filtration transfer water pump sets shall be monitored by the BMS thru volt free contact (VFC) in the control panel to DDC and to provide the following information. Each pump will have its Run & Trip status monitored together with the position of its controlling switch. A general fault will be connected to the BMS from the panel together with a reading of the actual pressure.

Domestic Water Filtration Systems

The unit shall consist of: Package assembly of domestic water filtration complete with control panel.

The BMS shall monitor the filtration system and give indication of Filter Backwash status and General fault Alarm and will be displayed on the BMS Supervisor.

Domestic Water Booster Sets

The unit shall consist of Package assembly of domestic water booster pump set/assembly complete with control panel.

Domestic water booster sets shall be monitored by the BMS to provide the following information. Each pump will have its Run & Trip status monitored together with the position of its controlling switch. A general fault will be connected to the BMS from the panel together with a reading of the actual pressure.

Irrigation Pump Sets

Irrigation Pump sets shall be monitored by the BMS thru volt free contact (VFC) in control panel to DDC and to provide the following information. Each pump will have its Run & Trip status monitored together with the position of its controlling switch. Tank High and Low level alarm information will be given to the BMS for display purpose.

Domestic Water Heating System (Solar & Calorifier)

The unit shall consist of:

Set/assembly of solar panels, circulation pump sets, hot water solar storage tanks and electric calorifier complete with control panel.

The main control panel shall be interfaced with BMS local controllers directly via Hardware VFC. The BMS shall display Pump Auto Status, Trip Status, and Run Status.

Water Tank (Cooled Water)

Cooled water tank shall have for each of its compartments an actual reading of the water level. Water approaching low level and actual low level alarms will be displayed together with approaching Hi and actual Hi level alarms.

Swimming Pool Water Management System

Swimming Pool Water Management system will have its control panel connected to the Building Management System to indicate its operational status and whether it is in fault thru volt free contact (VFC) in the control panel to DDC.

The swimming pool water management system main control panel shall have the facility to provide the following signals to the BMS.

KW-Hr (BTU) & Water Metering

A volt free pulsed contact shall be provided on every kW-Hr (BTU) meter which shall monitor, record and present historic energy consumption by the BMS.
