Types of Maintenance
Commonly there are three types or approaches of maintenance:
Preventive maintenance
In this approach maintenance is conducted to keep equipment in working condition and/or extend the life of the equipment.
Preventive maintenance is generally considered to include both condition monitoring and life extending tasks which are scheduled at regular intervals.
Some tasks, such as current, temperature and vibration measurements, must be done while the equipment is operating and others, such as internal cleaning, must be done while the equipment is shut down mode.
This approach of preventif maintenance requires that a comprehensive maintenance program is available with necessary resources including manpower, tools and spare parts.
Predictive Maintenance
This type of maintenance work helps the prevention of break down by predicting the maintenance activities by experience or as per manufacturer recommendations. This approach is in fact the extension of the preventive maintenance.
In order to conduct the predictive maintenance you will need proper checklist with approved method.
It is possible to conduct the predictive maintenance without breaking the operation of the machine.
It is best practice to follow up the manufacturer’s recommendations while operating the equipment/system/machine.
Adjustments of set points, lubrication, proper cooling, alternative rotation of operation etc. come under these type of scheduled maintenance activities.
Corrective maintenance
This type of maintenance is sometimes called “repair”, which is conducted to get equipment working again.
In this case maintenance and repair works involve the repair or replacement of components which have failed or broken down.
For failure modes which lend themselves to condition monitoring, corrective maintenance should be the result of a regular inspection which identifies the failure in time for corrective maintenance to be planned and scheduled, then performed during a routine plant outage.
When corrective ac maintenance is done, the equipment should be inspected to identify the reason for the failure and to allow action to be taken to eliminate or reduce the frequency of future similar failures.
These inspections should be included in the work plan under the planned ac maintenance programs.
